How is working the rental process?

  • Step 2: Once you have identified a suitable property, the landlord will complete an application for tenancy where he may state any special conditions of the offer and provide details for your references.

  • Step 3: Paperwork is done, we will communicate you by email the payment and delivery details. At this point, you should make the payment as you will be informed on the confirmation emails.

  • Step 4: Payment is done and we received the payment confirmation. In order to secure a property we recommend an early viewing. We will chauffeur you to your viewings ensuring you arrive in a relaxed frame of mind and accompany you throughout so that we are on hand to answer any questions immediately and advise where necessary.

  • Step 5: If offer is accepted you will sign the contract and you will be given a set of keys. Congratulations, you can now move into your new home!

What should I do with the keys at the end of the tenancy?

Unless specific instructions are given by your landlord keys should be taken to your local VOSS SL office. Please ensure all sets are returned, a receipt is obtained and that this happens on or before the last day of your tenancy.

When is my deposit returned to me?

Once the check-out has been conducted, the property has been cleaned to a satisfactory standard and VOSS SL has received instructions regarding the deposit from the landlord, the money will be returned to your account, less any agreed deductions.

This typically takes 5 working days and generally no more than 15 days.

How do I renew my contract after the first year?

You should inform us 60 days prior to the end of your tenancy to allow enough time to arrange all the related administration.

Question about selling

Who will conduct viewings on my property and when will they occur?

Your estate agent should accompany all viewings during their opening hours. However, in some circumstances they may ask you to conduct the occasional viewing. It is advisable to choose an estate agent who offers longer opening hours to maximise viewing potential and minimise the number of viewings you have to conduct yourself.

When do I have to move out?

On the completion date, which is mutually agreed by yourself and the buyer.

Do I need to be present for viewings?

If your estate agent is accompanying all viewings and they have the access codes and keys for your property your presence is not required. VOSS SL accompany all viewings.

It is worth noting that buyers often feel more relaxed when the owner is not present.

How can I protect myself from property fraud?

There are a couple of very simple measures which are recommended by both the Land Registry and Action Fraud that you can take to safeguard your property.
